My hope is to show those people there is a need and that it would benefit them to help in this area of hospitality. We do offer several ways to integrate payments via PayPal and your merchant/bank account. We do provide a secure website connection so you can process payments securely.     The market is definitely ripe for a solution like this. Will take some significant spend and momentum to gain the traffic required to drive bookings. But if done right, and driven by VR managers and for VR managers, this could help lessen the dependency on OTA’s.

      We wont come up in search results unless we have the inventory in that area. But when we initially launched we didnt come up for any keywords. However, as you can see with terms like “Santa Paula Vacation Rental”, Ko Tao Vacation Rental and “Los Zacatitos Vacation Rentals” for example.. our members property listings are on the first page of Google.

      To rank for an area we need a property to work with to get that home to rank for the ownet. Thank you for your question Bob.

      I also have lots of tricks that I use within the plans to help boost exposure and create a higher visibility.

My husband has been really really stressed lately because of his job and it seems to be taking quite a toll on him. I think maybe we’ll have to rent a vacation home or something like that for a weekend and just get away from things for a couple days so he can relax a bit.

Back then, it was installing ‘dedicated’ Internet LANs in my rental apartments (so the renter doesn’t have to rely on wifi), or using motion sensors and timers that automatically turned lights on/off. I even had my rental properties configured with WIFI Thermostats, to remotely control the heat/cooling settings. These “smart features” helped my units rent quickly and for long periods. They also helped me manage utility costs.

    Now that I have ventured into the VR space, I purposely built our first rental condo overseas with Smart Home Technology in mind! And YES, I do have Alexa along for the journey. From the first few guests our PM has in our space, Alexa has been the “evening” entertainment to some!

    I currently have:
    1. Wemo switches for lamp operations/security when the condo is vacant,
    2. dimmable Philips Hue lights (with the remote control switch) in the living room for ambience when watching movies or convenience when they walk in the front door late in the evening
    3. solar/battery operated outdoor motion detectors that provide light at night (to reduce electricity consumption and avoid leaving unnecessary lights on the front porch)
    4. SmartThings hub w/ Aeotec door sensors to monitor “unauthorized” rental activity in the condo.
    5. Canary security camera/air monitor to record/view unauthorized/non-disclosed entrance in the condo & monitor air temperature/humidity to avoid mold growth if the unit is not aired out. This unit even comes with two-way audio which is a great security or “call” feature to link guests to the PM or myself
    6. The Nest CO/Smoke alarm – for guest protection and monitoring of any smoke or fire in the unit
    6. Amazon Alexa. When I know where guests are flying in from, I preload Alexa with news and radio content from their area, so that they can stay connected with what’s going on back home. The Alexa is also paired with the WEMO & Phillips lights and have other great skills, including VR Virtual Concierge loaded to personalize the guest experience

    All devices except for the motion detectors are integrated with IFFFT for added automation and rules.

    I plan to add more devices over time, but as this was my first foray into AI and home automation (I don’t even have these gadgets at home), I didn’t want to go overboard. So far, the reaction has been positive and I haven’t driven my PM mad with how to configure/maintain it all!

    6. Amazon Alexa. When I know where guests are flying in from, I preload Alexa with news and radio content from their area, so that they can stay connected with what’s going on back home. The Alexa is also paired with the WEMO & Phillips lights and have other great skills, including VR Virtual Concierge loaded to personalize the guest experience

    All devices except for the motion detectors are integrated with IFFFT for added automation and rules.

    I plan to add more devices over time, but as this was my first foray into AI and home automation (I don’t even have these gadgets at home), I didn’t want to go overboard. So far, the reaction has been positive and I haven’t driven my PM mad with how to configure/maintain it all!

We also include our guests in our outings; be it the farmers markets; jazz clubs , cultural events, the flea markets, the theatre, day-trips, or simply a drink at our local café or a walk in an atypical neighborhood.
    I guess you could say we act as their concierge.
    All this to say that we prefer personal human contact. And that is why ‘Alexa’ makes us nervous. We hope that in this vast and ever-growing industry (tourism and vacation rentals), there will alwyas be a demand for old-fashion personal service.

I asked the owner why was I charged this fee and what was it for. The owner told me it wasn’t a fee from them. This fee was not clear at the invoice that it was from Home Away. They are not transparent about the fee they’re charging . There should be laws about sites fee transparency. It was a hard lesson learned. I didn’t get anything from that money they charged me.     • Hi Bernard, glad you enjoyed the 35 tips. First is to somehow make it official. You’ll have to show some proof to potential travelers of your properties outreach efforts and legitimacy. Then you can market it.

  • Photos are the most significant factor in marketing and attracting people to your property. Unfortunately, they must be taken seasonally in order to get the best outdoor shots, especially if the exterior of the property is important to the guest experience. We can never travel to our property during the summer, when the best photos can be had, so an opportunity like this could be really beneficial!

      • Hi Jay, my properties are in North Idaho on Twin Lakes, I own one called DayStar Lodge and manage two others for their owners. All are lakefront and sleep from the smallest at a sleeps 6 to the other two that sleep up to 10. I started in 2010 bought and sold 2 and am now on the third, I enjoy helping people have a great time away from it all with their families.
        We have had professional photos in the past and they make a huge difference, but the place/decor changes all the time so some up to date photos would be wonderful!

        • The Twin Lakes are just north of Coeur d’Alene which is what most people are familiar with, also only 13 miles from the Silverwood Theme Park which is a western themed park (roller coasters, etc..). Many families come from all over to go there, it’s the closest thing to Disney Land we have in the Pacific Northwest and parts of Canada.

  • Our condo in Orange Beach is only a one bedroom; therefore, the rooms are on the small side and it’s hard to get good pictures. Only good ones are from the balcony showing the beautiful view of the beach. Would love to have a professional photographer showcase the unit.

  • I didn’t know that woman who vacations less than once every two years are more likely to suffer from depression. My husband and I are wanting to take a much-needed vacation in the next few months. I’ll have to look into different resorts we can go visit and find one that we will both love.

    The VRBO experience continues to nose dive. We originally registered with VRBO in 2010 when it was still the original VRBO. Since being taken over by HomeAway the every change to how the site works has been frustrating to deal with the changes, removing flexibility for individual owners to set-up their pages and run their businesses as the choose.

    If anyone knows of an alternate site please share.
